Homes & extensions
Residential Design
Most of the work here starts with someone who wants a new home that suits them, or an existing one that has outgrown its layout. We take residential projects through concept, consent drawings, and all the documentation a builder needs: drawn for the way New Zealand councils assess plans, not how they look in a presentation. Palmerston North and the wider Manawatū is our primary territory, though we design homes across the country.
Commercial & industrial
Commercial & Industrial Design
Commercial and industrial projects bring different code requirements: occupancy, egress, fire rating, accessibility: and the drawings need to reflect that from the first revision rather than the last. We design commercial and industrial buildings to the New Zealand Building Code, with particular strength in commercial insulated panel applications where the structural and thermal requirements have to be resolved together.
Our specialty
Insulated Panel Design
Industrial insulated panel design is our specialty: warehouses, cool stores, freezers and commercial envelopes where the panel system is the building. Both of New Zealand's largest panel installers are based in Palmerston North, and we work alongside them on buildability, sequencing and consent documentation. We are regularly brought in to fix Australian-origin designs that miss buildability or fail to account for NZ seismic loading, often once a warehouse or cool store project has slipped through consent and stalled on site.
Rural & remote
Hunting & Fishing Lodge Design
Remote site design is different from building in a subdivision. Getting materials in, planning for the conditions, and understanding the way the place will actually be used through a season: this is knowledge you either have from being out there or you don't. Scott hunts and fishes, genuinely, which is why lodge clients come back and why their friends call. Beyond lodges, the rural and high-country estate work brings the same approach to larger sites.
Consent documentation
Building Consent Drawings
People searching for building consent drawings aren't browsing: they have a project ready and need documentation that will get through consent without delays. We produce building consent drawings for residential and commercial projects in the Manawatū region, prepared to what Palmerston North City Council and Manawatū District Council expect to see, with LBP Design Class sign-off included.
Fixing design errors
Building Design Remediation
A meaningful part of the work here is sorting out drawings that failed building consent, or buildings with design errors that only became visible during construction. Insulated panel designs from Australian firms that don't account for NZ seismic loading are the most common category. We also document seismic upgrades on existing buildings: integrating an engineer's strengthening scheme into the structure that is already there, often alongside reroof, code upgrade or fitout work.
