Building consent drawings for the Manawatū

If you need building consent drawings in the Manawatū, you have a project ready to go and need documentation that will get through council without delays. We prepare complete, coordinated consent sets for Palmerston North City Council and Manawatū District Council, with LBP Design Class sign-off included.

What you get

A consent set built to get through first time

The cost of a consent isn't the lodgement fee, it's the weeks lost when an incomplete application bounces back as a request for further information. We prepare the set to answer the assessor's questions before they're asked, so the consent keeps moving.

A complete, coordinated set

Site plan, floor plans, elevations, sections and the construction details a council assessor needs to grant consent: prepared to hang together, not as loose sheets.

LBP Design Class sign-off

Scott signs off the restricted building work and provides the Record of Building Work, so the person who drew your set is the licensed practitioner behind it.

Prepared for the local councils

Documented the way PNCC and Manawatū District Council assess applications, to keep the consent moving and minimise requests for further information.

What drawings does a building consent need?

A consent application needs a coordinated set: a site plan, floor plans, elevations and sections, plus the construction details that show how the building meets the Building Code, foundations, bracing, cladding and the weathertightness junctions that councils scrutinise most closely. Most projects also need written specifications, and depending on the work, producer statements or engineering from a chartered engineer.

The drawings have to agree with one another and with the spec, a set where the floor plan and the elevations disagree is a fast track to a request for further information. Coordinating all of that is the job.

What does LBP Design Class sign-off mean for my consent?

The structural and weathertightness aspects of most homes are restricted building work, which must be designed or reviewed by a Licensed Building Practitioner. The designer provides a Memorandum, a Record of Building Work, with the consent application, naming who is responsible for the restricted work.

Scott holds LBP Design Class, so for the residential and light commercial projects we cover, the person who draws your consent set is also the licensed practitioner who signs it off. There is more on what that licence covers in the what is LBP Design Class explainer.

How long will the consent take through PNCC or Manawatū DC?

Councils have a statutory 20 working days to process a complete application, and both Palmerston North City Council and Manawatū District Council work to that. The catch is the word “complete”, the clock stops whenever a council issues a request for further information, so a thin or inconsistent application can stretch a 20-day process into months.

The most reliable way to hit the timeframe is a thorough set that pre-empts the assessor's questions. We dig into the detail on the how long building consent takes in Palmerston North FAQ, and the design process page shows how the consent stage fits into a project.

Already have a design that isn't consent-ready?

We can often take a concept or a partial set and develop it into a full, lodgeable consent application, after a quick, honest review of what's usable. If your drawings have already been turned down by a council or carry problems that need fixing, that's a different job, and one we do regularly through our building design remediation service.

Local to the Manawatū

We're based in Palmerston North and know the local consent landscape first-hand. If you're building in the city, the Palmerston North page covers the local council process and conditions in more detail.

Common questions

Building consent drawings, your questions

What drawings do I need for a building consent in NZ?
A building consent application needs a coordinated set of drawings and documents: a site plan, floor plans, elevations and sections, and the construction details that show how the building meets the Building Code: foundations, bracing, cladding, weathertightness junctions and the like. Most projects also need specifications, and depending on the work, producer statements or engineering from a chartered engineer. The set has to hang together and answer the questions a council assessor will ask, which is exactly what we prepare.
Can an LBP Design Class designer sign off my consent drawings?
Yes, for restricted building work within the Design Class scope. Restricted building work: the structural and weathertightness aspects of most homes: must be designed or reviewed by a Licensed Building Practitioner, and the designer provides a Memorandum (Record of Building Work) with the consent application. Scott holds LBP Design Class, so for the residential and light commercial work we cover, the person who draws your consent set is also the licensed practitioner who signs it off.
How long does a building consent take in Palmerston North?
Councils have a statutory timeframe of 20 working days to process a complete building consent application, and Palmerston North City Council and Manawatū District Council both work to that. In practice the clock stops whenever a council issues a request for further information (an RFI), so the real timeline depends heavily on how complete and clear the application is. A well-prepared set that anticipates the assessor's questions is the single biggest thing you can do to avoid RFI delays.
Which councils do you prepare consent drawings for?
Our home patch is the Manawatū, so most of our consent work goes to Palmerston North City Council and Manawatū District Council, with Horowhenua District Council and the wider Manawatū-Whanganui region regularly too. Each council has its own lodgement system and small preferences, and knowing those for the local authorities saves time. We can prepare consent documentation for projects elsewhere in New Zealand as well.
I already have a design: can you just do the consent drawings?
Often, yes. If you have a concept or a set of plans that aren't consent-ready, we can develop them into a full building consent set with the detailing and documentation a council needs. We'll review what you have first and tell you honestly what's usable and what needs reworking. If the existing design has problems: a common situation with drawings that have already failed consent: that crosses into our building design remediation work.
