Is a custom home worth it over a group-build plan?

For a lot of sites, yes. A group-build home wins on the headline price because the design cost was spread across hundreds of identical builds. The catch is that it was never drawn for your section, so the sun ends up in the wrong rooms, the garage faces the view, or the plan needs costly changes to sit on a slope. You pay for those compromises one way or another.

A custom home puts the design money up front, where it does the most good, and gives you a house with no wasted space and nothing you are quietly putting up with. On a straightforward flat section a standard plan can be the right call, and we'll tell you if it is. On anything with character, custom usually wins.

How does designing a custom home actually work?

We begin with your site and a clear budget, then develop a concept that tests the idea on the real section, where the sun falls, how you arrive, where the shelter and the views are. Once the concept is right we develop the drawings and then prepare the full building consent set, with Scott signing off the restricted building work as an LBP Design Class practitioner.

Can you design for a warm, low-energy home?

Absolutely, and it is one of the best reasons to build new. A custom home is your chance to get the orientation, insulation and airtightness right from the outset, which is far harder and more expensive to retrofit later. The 2024 update to NZBC clause H1 lifted the minimum insulation requirements, and a well-designed new home comfortably beats them.

If a genuinely low-energy home is the goal, we can design for high insulation, airtightness and passive solar gain from the outset, which is far cheaper to get right in a new build than to retrofit later.

Is a custom home more expensive than a group-build home?
Not necessarily, and often it is the better value. A group-build home looks cheaper on the headline price because it was designed once for a generic site and repeated. On a real section with a slope, a particular aspect or an awkward access, that fixed plan can need expensive changes: or it simply wastes space and sun. A custom home is drawn around your actual site and budget from the start, so you spend money where it matters to you and not on space you will not use.
How long does it take to design a custom home in NZ?
For a typical custom home, concept through to a lodged building consent set usually takes a few months of design time, then council consent processing on top: statutory timeframe is 20 working days for a complete application, though it can run longer in practice. The honest answer is that it depends on the complexity, how quickly decisions get made, and the site. We give you a realistic programme up front rather than an optimistic one.
Can you design a custom home for a sloping or difficult site?
Yes: difficult sites are where custom design earns its keep. A steep, narrow, exposed or oddly shaped section is exactly where a generic plan falls down and a design drawn for that specific piece of land pays off. We work with the slope, the sun and the access rather than fighting them, and we resolve the structural and consent implications early so there are no nasty surprises during the build.
Do you handle the building consent for a new home?
Yes. We prepare the full building consent documentation: plans, elevations, sections and the construction details a council needs: and Scott signs off the restricted building work as a Licensed Building Practitioner with Design Class. We document it the way councils assess plans, which is what keeps the consent moving rather than stalling on requests for further information.
Should I build new or extend what I already have?
It comes down to your site, your existing home and what you are trying to achieve. Sometimes a well-designed extension gets you everything you want for far less than a new build; other times the existing house is fighting you and a fresh start is the smarter spend. We will give you an honest read rather than steering you toward the bigger job: a new home only makes sense when it genuinely beats the alternative.
